Hello guys, how have you been? Today I will give you a little insights about locations to purchase your home in the High Desert (Victorville, Adelanto, Apple Valley, Hesperia).

The blog is growing slowly but steadily. Work is a little crazy the past couple of weeks. It seems like the closer we are towards the end of the year, the more projects and meetings are coming up. We had a Quality meeting this past Wednesday, Pharmacy Therapeutic and Infection Control coming up next week. The hospital has organized an appreciation dinner for all directors so that will be something to look forward to. I also have made a dinner reservation for our pharmacy department at Buffalo Wild Wings. It is going to be a great time because we don’t have many chances to get together out of work.

Enough about me, let’s discuss today’s topic. I have always been interested in real estate investment, especially rental properties. When I search for a property to buy, one of my biggest fears is investing in the wrong area. For anyone who is not from the high desert and want to purchase a home here, I hope you can find this article helpful.

In my opinion, the high desert has a lot of potential and opportunities whether you want to settle down or to invest. Affordable housing, great weather, family and the proximity to Southern California attractions — these are the primary reasons why people have relocated to the High Desert from other parts of the country.

We are about an hour and 30 mins away from Los Angeles, two hours and 40 mins away from San Diego. California welcomed about 514,000 move-ins from other states in 2016 and the year prior — the third-largest increase in the nation, according to the U.S. Census Bureau. The High Desert has actually grown by over 15,000 residents in the last six years, with the city of Victorville experiencing an almost 85 percent increase since 2001, according to the California Department of Finance.

I have been living and working in the high desert for about 4 years now. The high deserts include Victorville, Hesperia, Apple Valley, Adelanto, and a little further is Barstow.

I realize that I tackle such a broad topic. Many factors determine the buying decision. I will focus on the safety of the area and the accessibility to necessities such as groceries, hospital gas stations, schools…

Let’s talk about where NOT to buy:

Adelanto

Accessibility:

I don’t recommend purchase home in this area because it is a little out of the way. The main highway that goes through the High Desert is the I-15. Adelanto is close to highway 395, but there is nothing around the parameter. 1 Walmart, 1 Starbucks, a few fast foods stores are not just going to cut it for me. House value is cheaper in this area due to low demand.

To invest here: not a great idea either. Even though you can get a big 5 bedrooms for a price under $250,000 but you are going to face tough problems such as bad renters. Here is the crime rate report: Crime rate in Adelanto

I know a few people who live in Adelanto whose houses were broken into a few times. Over all, Adelanto is a developing area just like any other cities in the high desert.

Hook Park area in Victorville:

These houses are beautiful in this area. However, many people bought these houses and rent it out to section 8. Majority of Section 8 population will not take good care of your properties. In my area, our home association starts to put regulation on how many houses can be rent out.

Where to buy in Victorville

Spring Valley Lake

This is an area that is favor by many because houses are built around a vast 200 acres man-made lake. It also has a golf course. Besides, their home association does an excellent job at maintaining the security area.

I hope you get a little bit of an idea about the high desert. When it comes to purchasing your first home, I absolutely recommend taking your time scoping the place out in person. For me, security is the most important thing. It took me about 6 months to finally decided to put my money down. The search was long, but I could say I am happy with my choice.

To improve home security, I recommend ARLO security camera system. I bought it on black Friday and it was a great option to improve safety around my home.
